Why gates drift here

A gate is the only thing on your property that moves a tonne of steel across a path people walk on.

Everything else in a building either sits still or moves something light. A vehicular gate moves mass, on a schedule set by whoever pulls up next, across an opening pedestrians use. That is why the safety standard around it is as strict as it is, and why a gate that is drifting out of adjustment is a different kind of problem from a door that sticks.

South Florida accelerates the drift. Salt air corrodes drive chains and hardware faster than a dry climate does. Thermal cycling works electrical connections loose year round. An HOA entry gate can run several hundred cycles a week, and every one of those cycles is wear on rollers, hinges, limits and the operator itself.

Maintenance is not about polish. It is about the two things that fail quietly: the entrapment protection devices that are supposed to stop the gate on an obstruction, and the mechanical wear that turns a $200 part into a $2,000 operator replacement. Both are cheaper to catch on a schedule than on a emergency call.

Not a walk past with a grease gun. Every visit runs the same list, and the list is built around the things that hurt people or strand you.

Frequency set by how hard the gate runs

A gate at a twelve-unit building and a gate at a distribution yard do not need the same schedule, and pretending otherwise is how people end up over-serviced or stranded.

HOA and residential communities

Entry and exit gates cycling all day, with residents, guests and delivery drivers all interacting with them. Usually quarterly, with the entrapment devices as the priority item because the traffic includes pedestrians and children.

Commercial and mixed use

Office parks, retail centres and parking structures where the gate is part of the access control system. Quarterly to twice yearly depending on cycle count, with the readers and loop detectors checked alongside the mechanics.

Industrial and logistics

Yards where the gate opens for every truck movement. High cycle counts wear chains, rollers and operators fast, so these sites are typically quarterly and sometimes more.

Single residence

A driveway gate that cycles a few times a day. Annual service is usually enough, provided the entrapment devices are tested and the operator is adjusted.

Multi-site portfolios

Property managers running gates across several buildings. One schedule, one point of contact, and a record per site rather than a pile of separate invoices.

Post-storm inspection

After a named storm, gates take debris strikes, power events and water intrusion. A targeted inspection catches what the storm left behind before it fails.

What neglect looks like

The failures that start as maintenance items

A photo eye that stopped working months ago

Nobody notices until the gate closes on something. On a monitored system the gate should refuse to run, which is the standard doing its job, but only if the monitoring itself was never bypassed.

A chain running loose

It jumps the sprocket, the gate stops mid-travel, and the opening sits open until someone comes out. A tension check is a two-minute job.

Rollers seized by salt

The operator compensates by pulling harder until it fails. That is a motor replacement caused by a $60 roller.

Limits drifting out of position

The gate stops short or over-travels into the stop. Over-travel damages the gate panel, which is far more expensive than the operator.

Corroded electrical terminations

Intermittent faults that are almost impossible to diagnose during a busy call and obvious during a scheduled visit.

No record when someone asks for one

Boards, insurers and attorneys all ask the same question after an incident: when was this last serviced, and by whom.

Before you sign a maintenance agreement

How often should an automatic gate be serviced?

It depends on cycle count more than on age. A single residence gate cycling a few times a day is usually fine on an annual visit. An HOA entry gate or a commercial gate cycling several hundred times a week is typically quarterly, and a busy industrial yard can justify more. The honest answer is that we set the frequency after the baseline visit, because a gate that has been neglected for five years needs a different first year than one that has been maintained since install.

What is entrapment protection, and why does it dominate the visit?

It is the set of devices that stop and reverse a gate when something is in its path: photo eyes that sense without contact, and safety edges that respond to contact. Under UL 325, where a risk of entrapment exists, at least two independent means are required in a direction of travel, and external devices are monitored so the operator will not run if one is missing, shorted or faulty. Those devices are the difference between a gate that stops and a gate that keeps going, so they get tested every visit, in both directions.

Can our maintenance staff do this instead?

They can do some of it. Keeping the track clear, watching for damage and reporting anything that sounds wrong are all worth doing between visits. What general staff should not be doing is adjusting obstruction force, repositioning limits or working around a monitored safety device, because getting those wrong makes the gate less safe while making it appear to work normally.

Does maintenance include parts?

Labour and adjustment are in the visit. Wear parts such as rollers, chains, hinges and boards are quoted separately, and we tell you what is wearing at the visit before it becomes a failure, so replacement is a scheduled decision rather than an after-hours one.

We inherited a gate with no history. Where do we start?

With the baseline visit. It tells you the operator type and class, whether the gate construction matches what an automated gate is expected to have, which entrapment devices are present and whether they function. Plenty of the gates we take over turn out to have a device that has been disconnected at some point by someone trying to stop nuisance reversals. That is the first thing to fix.
